Shared Ownership Repairs Allowance

If your shared ownership home was built during or after 2021, it may come with a £500 essential repairs allowance per year, for the first 10 years.  

If this applies to your home, details will be included in your lease – look for Schedule 9 titled ‘The Initial Repair Period’.  The 10-year repair cover only applies to new build homes from the start date of a lease, or until the Shared Ownership reaches 100% ownership. If the home is resold through the Shared Ownership scheme within this 10-year period, the remaining years will be transferred over to the new Shared Owner. 

What Repairs are Included?

During the initial 10 year period, Prima Group are responsible for the cost of: 

  • Essential repairs to the outside of the building 

  • Essential structural repairs to walls, floors, ceiling and stairs inside your home 

 You can claim up to £500 a year from Prima Group to cover repairing, replacing (if faulty) and maintaining fixtures and fittings that: 

  • Supply water, gas or electricity - for example sinks, baths or pipes 

  • Heat your home, for example a boiler/heat-pump or radiator 

What is not Included?

  • Installing other fixtures (such as kitchen cabinets) and fittings (such as a bed or sofa) 

  • Installing appliances that use your gas, electricity or water supplies, such as ovens or washing machines 

  • Repairs covered by the building warranty or any other guarantee 

  • Standard health and safety requirements – like servicing your boiler or electrical testing. 

  • General maintenance or redecorating  

If you break the terms of your lease, Prima Group will not need to pay for repairs they’re normally responsible for. For example, if you: 

  • Cause damage on purpose  

  • Do not arrange routine servicing and maintenance, such as regular boiler/heat-pump servicing 

Please note: the allowance cannot be withdrawn as cash, used as account credit, or applied towards staircasing or other non-repair costs.

Rollover and Transfer

You will have the flexibility to roll over a maximum of one year’s worth of unused repairs expenditure into the following year. 

  • The allowance will transfer to the new owner if you sell the property.  

After the initial 10-year period: 

  • Your responsibility: As a shared owner, you are responsible for all repairs and maintenance to the home.  We will continue to repair and maintain any internal or external communal areas.  

  • Warranty: The building warranty or a guarantee may cover some major structural problems. 

  • Lease: Your lease agreement will outline your specific responsibilities for both internal and external repairs.  

How to claim your repairs allowance

STEP 1: Before you arrange the repair

  • Complete the ‘Shared Ownership Repairs Allowance Request’ form below to tell us what needs repairing. 

  • We’ll respond within 5 working days to confirm if it’s eligible. 

STEP 2: Arrange the repair

  • Once approved, you should arrange the work with a TrustMark-certified tradesperson you can find one here:  TrustMark

  • Keep all receipts or invoices – you’ll need them for your claim. If your claim is invalid, you won’t be reimbursed. 

STEP 3: Submit your claim

  • After the repair is complete, submit your claim using the ‘Shared Ownership Repairs Allowance Claim’ form below. 

  • Upload a paid, itemised receipt or invoice from your TrustMark tradesperson, along with any photos if relevant. 

  • We’ll respond within 5 working days to confirm if your claim has been approved or rejected. 

  • If approved, we’ll pay you within 28 working days via bank transfer. 

  • If rejected, we’ll explain why and if you’re not happy, we’ll inform you how to make a complaint. 

  • You are responsible for any costs exceeding the allowance amount.

Please note:  we understand you may need to arrange for your own contractor to attend immediately in an emergency. If this occurs, you can submit your claim form once the repair has been completed. However, this will still need to be assessed and there are no guarantees the claim will be accepted, if it is not deemed to fall within the above criteria.
